The honest picture

Self-management is your right. Getting it right is the hard part.

Exercising your Right to Manage is one of the most powerful things leaseholders can do. But the right to manage and the ability to manage properly are two different things. Most buildings that struggle with self-management don't lack motivation — they lack infrastructure.

Self-management without the right infrastructure is just chaos with good intentions

You have the legal right to manage your own building. What nobody gives you is the infrastructure to do it properly. Lease documents in email threads, certificates on someone's personal hard drive, records that exist only in the head of whichever director has been doing this longest. When they leave, so does the institutional knowledge.

Compliance doesn't care that you're doing this voluntarily

Companies House filings. Insurance renewals. Building safety obligations. Section 20 notices. The statutory calendar for an RTM or RMC company is long and unforgiving — and it doesn't adjust because you're a volunteer owner rather than a professional managing agent. The penalties for missing a deadline are the same either way.

Managing money between neighbours is uniquely difficult

Collecting service charges from people you share a building with — and being fully transparent about where every pound goes — requires a level of financial clarity that spreadsheets simply cannot provide. When the accounts aren't clear, trust breaks down. And broken trust between neighbours who share a front door is hard to repair.

Every leaseholder is a co-owner. Not everyone behaves like one.

Self-management means being accountable to your neighbours — all of them, including the ones who are disengaged, the ones who are sceptical, and the ones who wanted to keep the old agent. Keeping your whole community properly informed, consulted, and on side is as important as keeping the accounts straight. And it's just as hard without the right tools.

The infrastructure gap is what makes people give up and call an agent.

It isn't that leaseholders can't manage their own building. It's that until now, the tools to do it properly simply didn't exist for them. Leasehold Clarity closes that gap.

Leasehold Clarity brings together every function an RTM or RMC company needs to self-manage confidently — compliantly, transparently, and entirely on your own terms. No managing agent required. No dependency. Just your community, properly organised.

Why we built this

We didn't build Leasehold Clarity for a market.
We built it for ourselves.

I know exactly how you feel. Because I felt it too.

I'm a senior partner at Murphy Thompson Moore LLP. We've spent over thirty years helping businesses with accounts, tax, and company secretarial work. Our clients include dozens of leasehold companies. I know leasehold law, service charge accounting, and Companies House compliance as well as anyone.

And yet, when I became a director of the RTM company for my own building, I was still overwhelmed. Not by the rules — I knew those. By the infrastructure. Where do you keep everything? How do you track what's coming up? How do you communicate with sixteen leaseholders who all have different levels of interest and entirely different expectations?

The honest answer was: spreadsheets, email folders, a shared drive that nobody could find things on, and a lot of hoping you hadn't missed anything. That wasn't good enough for a professional services firm. And it isn't good enough for you, either.

So Steve and I built what we needed. A proper operating system for our buildings. It took us two years to get it right. We ran it on our own buildings first. And then our accountancy clients started asking: can we have this too?

That's Leasehold Clarity. Not a startup's idea of what directors need — a director's answer to what directors actually face.

We ran it on our own buildings for a year before we were confident enough to offer it to anyone else. That's not a marketing line — it's just how we work. We wouldn't give our clients tools we hadn't proven on ourselves.

From our early users

Directors who finally feel in control.

These are the conversations we hear most often. The relief of having everything in one place. The confidence that comes from knowing what's coming. The difference it makes to resident relationships.

I've been an RTM director for six years and spent most of that time feeling like we were always one missed deadline away from a disaster. Leasehold Clarity changed that within the first month. Everything is where it should be, and for the first time I feel like I actually know what's going on with our building.

The service charge transparency tools alone are worth the subscription. We used to dread AGM questions about the accounts. Now we put the breakdown up on screen and the conversation is entirely different. Leaseholders feel informed rather than suspicious.

As an accountant advising several RTM companies, I've recommended Leasehold Clarity to all of them. It makes my job easier because the records are properly kept, but more importantly it makes my clients' lives less stressful. They're volunteers running a building — they shouldn't need to be compliance experts.

Questions we hear all the time

We've been asked these. A lot.

If your question isn't here, get in touch — we're real people and we reply quickly.

No. We built it for people who are good at running buildings, not people who are good at software. If you can use email and open a PDF, you can use Leasehold Clarity. We also offer free onboarding calls to get you set up — and the MTM team is available if you hit a snag.

Absolutely. In fact, small blocks often benefit most, because you typically have fewer resources and less formal infrastructure. The compliance obligations for a five-flat RTM company are essentially the same as for a fifty-flat one, and Leasehold Clarity handles both. Our Starter plan is priced for smaller buildings.

That depends on your situation. We are not anti-agent software. Many of our users have a managing agent and use Leasehold Clarity precisely to hold them accountable — maintaining their own compliance evidence, their own financial records, and their own communication trail, independently of whatever systems the agent uses. Others use it to self-manage entirely. The platform gives you the infrastructure to do either properly.

This is one of the most important use cases we see. When your building's records and compliance evidence live entirely inside an agent's systems, you have no independent baseline. If obligations are missed, charges are unclear, or you want to switch agents, you are starting from scratch. Leasehold Clarity gives you your own record of what should be happening and when — so you can have an informed conversation rather than just accepting a quarterly report. Many property management consultants now advise boards to maintain their own infrastructure regardless of whether they use an agent.

It is your data and you can export all of it at any time — documents, records, communications, everything. We give you a full data export in standard formats. We never hold your data hostage. If you leave, you leave with everything you brought in and everything you created while you were here.

Leasehold Clarity handles the tracking, organisation, and transparency side of service charge accounting. For formal annual accounts preparation and filing, we work with Murphy Thompson Moore LLP, who can provide that service separately. Our Professional and Enterprise plans include access to MTM's compliance review, which often includes guidance on accounts timing and format.

A shared drive stores files. Leasehold Clarity is a building operating system — it understands what those files are, when things are due, who needs to know what, and what compliance obligations your building has. The compliance calendar, resident communication hub, and service charge tools are not things you can replicate with a folder structure. And everything is backed by MTM's expertise, which a Google Drive definitely isn't.

Yes. Leasehold Clarity is built specifically for the UK leasehold system — RTM companies, RMCs, Companies House obligations, LTA 1985 service charge requirements, and the specific compliance calendar that UK leasehold buildings face. We have no plans to dilute this with a generic international product.
